Surcharge for each additional person beyond the standard occupancy:
- High season: €18.00
- Low and mid-season: €16.00
The base price of the apartment remains unchanged even with fewer people.
Child Discounts
- Children up to 2.99 years stay with us for free
- A travel cot and a baby seat are available free of charge upon request.
Final Cleaning

Local Tax
A local tax of €2.40 per person per night is charged for individuals aged 14 and over - 2.50€ from 1 January 2027. This fee is not included in the total price of your stay and is to be paid on site.
Minimum Stay
- The prices listed are based on a minimum stay of 7 nights in high season and 4 nights in low season.
- For shorter stays, we charge a 20% surcharge on the daily apartment rate.
Deposit
After your booking, we ask you to transfer a deposit of 250 € per holiday apartment to our account within 7 days to secure the booking. Your reservation is considered confirmed only after the receipt of the deposit and our written confirmation.
Cancellation Policy
- Up to 60 days before the beginning of your trip, no money is due. The earnest money will be refunded.
- Up to 30 days before the beginning of your trip, the earnest money will be withheld.
- For a cancellation of 14 days before the beginning of your trip, we charge up to 50% of the total price, regardless of whether or not the apartment can be re-rented.
- For a cancellation of less than 14 days before the beginning of your trip, we charge 70% of the total price.
- For early departure or late arrival, we charge the total booking amount.
Check-in / Check-out
On the day of arrival, your holiday apartment will be available from 14:30. On the day of departure, we ask you to vacate the apartment by no later than 09:30.
Payment Options
- We accept payments in cash up to a maximum amount of 4,999.99 € (according to Italian law)
- Real-time bank transfer of the amount ( 3 days before the end of your stay)
- Bank transfer in advance
Parking
A parking space is available for each holiday apartment.
Pets
Please understand that no pets are allowed.
Non-smoking Apartments
Smoking is not allowed in the holiday apartments. However, smoking is permitted on the balconies, terraces, and in the garden area.
Please not that towels are not providet

- Direct winter descent from Speikboden to Luttach: With good snow conditions, a prepared forest road allows direct skiing or sledding from Speikboden to your accommodation.
